/India PRwire/ - Milestone Capital Advisors, India's only truly active management Venture Fund House focusing on tier 2 / tier 3 real estate, has decided to invest up to Rs. 1,000 crore in real estate projects in Maharashtra.

Rs. 300 crore will be invested in commercial projects in Pune and Rs. 300 crore will be invested in affordable housing projects (Rs. 10 lakhs – Rs. 25 lakhs per unit) in Maharashtra (in Nagpur, Nasik, Pune and suburban towns/ districts of Mumbai). In addition, Milestone is also actively considering a few investment proposals from Nasik.

Rs. 200 crore is being earmarked for development of Logistics Parks across Maharashtra.

Elaborating on the choice of cities, Ved Prakash Arya, Managing Director of Milestone Capital Advisors said that Pune has emerged as a favored destination for the IT/ITES sector. This has led to an explosive growth in the real estate markets, with prices rising by almost 200 per cent in three years. “We therefore believe that in Maharashtra, Pune presents among the best opportunities for a good return on our investment. We believe Pune is ripe to have low cost (Rs. 10 – 25 lakhs) affordable housing integrated township projects," Mr. Arya said.

Speaking about Nagpur, Mr. Arya said that Nagpur is among the most desirable, and investment-friendly cities in the country, as far as real estate is concerned. This was borne out by the fact that it featured among India's top ten destinations in a recent survey by international management consulting firm Ernst & Young. "Nagpur has everything it takes to develop into a mini-metro in the near future. It has a developed infrastructure, locational advantages and new mega-projects like MIHAN and associated SEZs. This is creating a vast and as yet under-served market for affordable housing in Nagpur, and we hope to address this market," he said.

Apart from these investments, Milestone is also investing over Rs. 200 crore in warehousing in Mumbai. "The aggressive growth of the retail sector has led to rapid growth in the logistics business. It has also underscored the deficiencies of warehousing. We see this as a huge opportunity, and have aggressive plans to develop this emerging vertical," Arya said.

Milestone has so far raised over Rs.2,400 crore from the domestic/ offshore market. It has the highest deployment ratio in the sector, having so far signed investment deals worth Rs.1,500 crore.

Milestone currently is in the process of raising Rs.1,000 crore for its domestic fund "Milestone Domestic Scheme II".

Source: Press release distribution via India PRwire
About Milestone Capital Advisors
Founded by Mr. Ved Prakash Arya, Milestone Capital Advisors' (www.milestonecapital.in) key objective is to facilitate investments in various areas of the rapidly evolving Indian economy. Singh, Niranjan Hiranandani, Sushil Ansal, Shapoor Pallonji Mistry and Irfan Razack---have been featured in a new book, Moguls of Real Estate, authored by Manoj Namburu of Bangalore.

“I found there were no books at all on Indian real estate and felt that this gap could be filled by recording for posterity the business biographies these real estate moguls,” says Mr Namburu, who is also the CMD of the Alliance Group, one of the fastest growing real estate developers in the country.

Published by Roli Books, the 270-page book, is not only a biography of these barons of real estate, but also traces the recent explosive growth of the Indian real estate market, he said. It is a well-researched and informative book on the lives and entrepreneurial adventures of these veritable stalwarts of this industry. And it caters as much to the avid book lovers as to those specially interested in the real estate industry.

It will help fellow real estate developers in India to learn from their success and highlights the significant contributions they have made to the growth of the industry.

KP Singh, has had such an eventful life that his bio almost reads like a script from a blockbuster. His chance meeting with those-in-power and newsmakers like Rajiv Gandhi, Jack Welch and management practitioners like George Hoddy, gave him a distinct advantage in the real estate industry. KP Singh’s business acumen and his ability to take right decisions at the right time are some of the hallmarks of his long career.

Niranjan Hiranandani, as a young boy saw and met many rich and famous patients of his father, the world renowned ENT specialist Dr L. H Hiranandani, which triggered the urge in him to emulate them. That’s how he decided to delve into the real estate industry. His desire to work on a large canvas saw him creating India’s most beautiful, elegant and prestigious township called Hiranandani Gardens, in Powai, Mumbai, a landmark in its own right. Today, after numerous ups and downs, he has realized his dreams and emerged as a powerful spokesperson for the Indian real estate industry!

With the backing and sound counsel of his father Chiranji Lal, who was a reputed contractor in Delhi, Sushil Ansal has firmly established himself and the Ansal brand by constructing several landmark buildings in the heart of New Delhi, as also the Capital’s first mall, ‘Ansal Plaza’, and residential and commercial complexes in Gurgaon and NOIDA. The bio of this ‘mogul’ reflects in many ways the growth of the Capital as well as of the National Capital Region (NCR).

The story of Shapoor Pallonji Mistry, is quite different as he hailed from a reputed 142-year-old family firm involved in the construction industry. How Shapoor has proven himself to be a worthy scion of the Shapoorji-Pallonji family and how he plans to take the company to new heights with ‘Imperial Towers’, at Tardeo India’s tallest residential building, and budget mass housing in Kolkata, is vividly captured in the book.

Irfan Razack, the smart, suave and savvy real estate developer has given a distinct facelift to Bangalore, the IT hub of India, by erecting several beautiful and commercially successful landmarks like The Forum, Prestige Acropolis, Prestige Meridian, Angsana Spa. The innovatively designed UB city is also another of Irfan’s offering to the Bangalore skyline. What efforts and unflinching focus have gone into building Prestige Constructions as the biggest builder in South India are described in detail in the book.

Through the bios of these ‘moguls’, one can view up-close the challenges faced by the Indian real estate industry, its triumphs and tribulations. It would certainly help any reader to have a better understanding of real estate in India while showing the way for the coming generations of entrepreneurs in this industry.

/India PRwire/ - Satellier Inc, the global leader in workshare solutions and pioneer in Building Information Modeling services (BIM) for the architecture, engineering, construction and building owner (AECO) industry, today announced a broad set of Indian-based design management services (DMS). These first-of-kind services are available to domestic and international developers, contractors, and design consultants, and are designed to “fill-the-gap” between international design practices and onshore construction and practice realities for large-scale real estate developments in India.

Satellier’s India DMS services are available in four areas critical to project success: design coordination, design localization, design documentation, and BIM management that will eliminate design and construction errors, reduce time-to-market, and increase quality of the building product.

The Indian real estate market is experiencing a remarkable boom characterized by over 30 percent annual growth and forecasted to reach $90B by 2015. Primary contributors include recent GDP growth of over 9%, the entry of multinational companies into the country, global expansion of major domestic companies, increased spending power among the middle class, progressive government initiatives, wide acceptance of BPO/outsourcing business models, and strong foreign investments. The world’s top design firms are planning next-generation office campuses, shopping malls, complete new townships and housing complexes, medical centers, and hospitality sites for construction throughout the country.

“Satelllier is in a unique position to offer design management services for these aspiring new developments,” said Michael Jansen, CEO of Satellier. “On the one hand, we have completed production of over 5000 international projects. No one has more technical, production, or partnership experience on state-of-the-art developments worldwide; on the other hand, our team of over 450 architectural professionals hails from India, with onshore experience and connections in over 1000 domestic projects.”

Jansen, a permanent resident of India and a member of the Indian Institute of Architects (IIA), with 14 years of AEC practice experience in India and extensive knowledge of the Indian real estate industry and its key influencers, concluded, “Our global know-how and local presence allows us to fill the gap with critical services and ensure the design-through-construction success of these emerging landmarks. We anticipate that India will be one of our strongest global markets in the coming 12 months.”

The value and importance of filling the gap between international design practices and local construction realities was underscored in a recent report by Economic Research India. Among the report’s conclusions was, “A sound construction industry is crucial to the economic development and the growth of infrastructure… With the economy opening up and, consequently, its growing needs, the construction industry is required to keep pace with scientific and technological advances… To achieve vision 2020, every aspect of the construction industry should move with speed.”

More on Design Coordination Services

For developers, India DMS coordinates all of the work and information among the many and varied consultants and their disciplines, contractors, and local agencies in a large-scale project. These services ensure a well-managed design process across the project lifecycle, encompassing architecture, engineering, and services. Specifically, India DMS coordinates designs, schedules, information, document management, and approvals.

More on Design Localization Services

India DMS adjusts and optimizes large-scale design by global architectural firms for local requirements, including: codes, materials, cost issues, construction techniques and skillsets, sustainability and climatic considerations, and drawing requirements. These services preserve design intent through design development and construction documentation phases, and include management of all local approvals.

More on Design Documentation Services

India DMS can produce all architectural design documentation for large-scale projects, including completed construction document sets and preparation of as-builts. Given Satellier’s global leadership in workshare and production procedures, all drawings adhere to international standards of coordination, content, data structuring, uniformity and detailing; and international guidelines in nomenclature, annotations, and data presentation. Documentation created by India DMS meets all local approval requirements. India DMS can also establish and enforce production standards and parameters for the entire team of project consultants.

More on BIM Management Services

For large-scale projects, BIM represents immense opportunity for real estate developers and design firms to gain a significant competitive advantage. India DMS leverages Satellier’s leadership position in BIM practice by offering services that significantly enhance overall project efficiency and margin by achieving complete coordination among all designers, consultants and contractors. BIM enables visualization, model enrichment, clash detection, construction simulation and sequencing, spec/quantity/cost reporting, facility management, as well as extraction of drawings, quantities, schedules, through integration of all project data (graphical, numerical and textual) in a single digital model.

Source: Press release distribution via India PRwire

About Satellier

Satellier Inc. is the worldwide leader of global workshare solutions and BIM services pioneer to AECO partners.
/India PRwire/ -
Ibstock has launched its new Umbra range of textured brickwork which creates innovative and subtly changing looks for brick faced buildings. The new range is available in four designs – Wave, Sphere, Pyramid and Sawtooth - which give a textured appearance that changes with natural light throughout the day.

The range is available with either a red sanded finish or with a smooth red, buff or blue finish. Architects and designers can use a unique combination of different Umbra shapes and bricks to develop bespoke looks for a variety of building types.

The four designs in the range have been created to co-ordinate with standard brick work sizes to deliver complete design flexibility and ease of installation on site. The Umbra units can be installed as complete panels or inter-spaced with standard bricks to create a broad range of different effects.

For more information on Ibstock’s new Umbra range, please call 0870 903 4030 or visit www.ibstock.com.

Source: Press release distribution via India PRwire
OVER 100 representatives from the UK's top architectural, housebuilding and design communities gathered at RIBA headquarters this month to attend Ibstock's guest lecture seminar by the widely respected designer and architect Wayne Hemingway of Hemingway Design.

The RIBA seminar 'An Alternative View of Sustainable Living' introduced the topic of sustainable living for communities and discussed the ever popular and eco-friendly use of brick a 21st Century building material.

Hemingway contends that many of today's social problems of inner city and urban life are caused by poor planning, coupled with the lack of care and concern for how people live in communities. He argues that community based dwellings which are sympathetic to the sense of place and belonging will have a self-sustaining longevity, in direct contrast to the anonymity of the current city and town centres.

Ibstock fully supports Hemingway's philosophy and is committed to sustainable building design. Lex Harrison, Ibstock's Innovation and Design Manager comments "There is a strong feeling of safety and assurance connected with brick in the built environment. People feel very comfortable living and operating in brick clad communities; as such brick is the undisputed building fabric of choice for UK housing. For hundreds of years, its warmth, versatility, availability and charm has lasted the test of time. Today, in addition to its excellent thermal and whole life properties brick continues to reinvent itself to meet the needs of modern methods of construction, planning and building design, providing specifiers and developers with innovative and sustainable solutions for changing communities and environments."

/India PRwire/ -
As part of its commitment to sustainable construction and assisting developers to minimise the impact of housebuilding on wildlife habitats, Ibstock has designed a range of clay homes for bats and swifts that can be incorporated into any new buildings or conservation work.

The new range includes three new designs of ‘eco habitat’ for bats and two for swifts which provide secure, dry homes for these endangered creatures that are built into the building wall.

“We have been increasingly concerned about the impact of housebuilding on fauna like bats and swifts,” comments David Hills, Sustainability Manager of Ibstock. “They are an important part of our ecosystem, and can help keep some insect pests at bay. The maintenance free boxes are available in different sizes and colours that match or complement the existing brick walls.

Ibstock eco habitats for swifts are available in smooth red or blue clay and have been designed - with assistance from avian conservation experts - to be located under the eaves, where nesting swifts prefer a discreet, secure site.
For more information on Ibstock’s eco habitats for bats and swifts, call 0870 903 4030 or visit www.ibstock.com
Source: Press release distribution via India PRwire

/India PRwire/ - According to real estate advisories and consultants, demand for bungalows and apartments in prime areas of central and south Delhi is likely to stay high over the next year. Diplomats and large corporate houses are the main drivers of demand for residential accommodation in these areas.

"Point to note is however, Delhi is now more or less saturated and the high demand for residential properties has increased rates beyond the reach of the middle class. As a result, the suburban towns within the NCR have become destinations for new residential projects that offer affordable quality housing to the middle class as well as luxury housing for high- end users," says Anuj Puri, chairman and country head, Jones Lang LaSalle Meghraj (JLLM), a global real estate advisory.

As a matter of fact, Panchsheel Park, Anand Niketan and Dwarka have also been fast coming up as a preferred residential real estate destination for Delhi and Gurgaon residents. The Dwarka sub-city has been designed to cater to a population of 10 lakh people and the current occupancy is approx 30 per cent. Dwarka may soon house a huge District Centre, along either sides of the Metro corridor from Sector 14 to Sector 9 station, as well.

Upcoming real estate destination of Dwarka

With unavailability of land in rest of Delhi, Dwarka has become apparent choice for real estate development. Out of the total of 29 sectors in Dwarka, 23 are developed and Sector 24, 25 and 26 are under development. Co-operative Group Housing Society (CGHS) forms a major component of housing type in Dwarka.

Land to more than 350 CGHS has been allotted out of which 75 per cent has been completed and another 25 per cent are in an advanced stage of completion. Amongst CGHS, the majority (over 70 per cent) comprises 3BHK and above (i.e. 4BHK, 3+1 servant room or a Study) while the remaining are studio apartments and 2 BHK, which are a few in number.

Source: Press release distribution via India PRwire
For more details on Delhi Real Estate , log on to http://www.magicbricks.com/property/faces/jsp/indexc.jsp

/India PRwire/ - Alpha G:Corp’s premium, 10-acre eco-friendly habitat, GurgaonOne, is spread across prime, green land on the old Delhi-Jaipur highway and consists of 240 world-class apartments, penthouses and villas. This project meets the nascent but growing need in India of premium living in an eco-balanced habitat, and ranks at the top among large residential complexes conforming to the National Environment Policy, 2006. The company’s reputation as a professionally managed real estate developer and their expressed commitment to pioneering eco-sustainable habitats with optimum amenities led to GurgaonOne becoming fully sold before the first excavation on the site was initiated.
The core management team at Alpha G:Corp has a proven record for excellence spanning 3 decades, widely recognized as it is for having pioneered global best practices, transparency and timely project deliveries. They have developed landmark buildings across North India, and with GurgaonOne, Alpha G:Corp has taken a large stride ahead of all previous projects by setting inspired delivery standards in terms of infrastructure, living comfort, sustainability, optimal environment, amenities, maintenance as well as cost-effectiveness.

“Ideally, the cost of an energy efficient and eco-friendly development should be 7-8% of the total project cost. At GurgaonOne, it was at 15-20%, because of the limited suppliers of materials, services and expertise in this segment. But we knew that we would set benchmark standards with GurgaonOne and gladly absorbed the extra cost. With public awareness and sensitivity increasing about our footprints on the environment, such sustainable habitats would in time become the norm rather than exceptions,” stated Col. RS ‘Pickles’ Sodhi, Managing Director, Alpha G:Corp. The premium, eco-friendly complex is opposite the Electronic City in Gurgaon, Sector 18 where corporations like Hughes Software (now, Flextronics), Alcatel, GE Capital and Zee are located. The Kapashera border -- the main route to GurgaonOne is being developed by HUDA as the most beautiful entry point to Gurgaon with high-quality roads and horticultural expanse, fountains as well as escalators for pedestrians to cross the busy stretch. “All this, combined with the high water table at the location and our innovative and sustainable systems at GurgaonOne, make this complex one of the most coveted addresses for buyers in Gurgaon,” added Col. Sodhi.

The eco-systems at GurgaonOne were incorporated in the design specs of the complex by the architects, Arcop (Associate of Le Arcop) and due evaluations were made by them at every stage of construction to ensure 100% sustainability and efficiency of all systems. From the time of initial excavation and early construction activity, concerted and substantial reduction in site disturbance was implemented to check soil erosion and sedimentation. Besides, soil conditioning along with reduction of heat islands with grid paving in the initial stages has led to a refreshing landscape and exterior design to transcend generations.

The other environmental initiatives taken are also simple and sustainable. Green belt development including good species and eco-friendly plantation of trees, herbs and shrubs ensure a balanced environment. 5 X captive power plants. Energy efficient, silent and pollution free DG sets of total 3000 KVA ensure conservation and pollution control. Direct beam illumination consumes less energy but creates glare while diffused beam illumination consumes high energy but provides soothing light. The electrical installations at GurgaonOne have achieved a responsible combination of indirect and direct lighting for optimum utilisation of energy, while also ensuring that no glare or lighting beams are directed at neighbours' homes.

To promote optimum co-ordination and co-operation between the residents of GurgaonOne and to sustain it as a model habitat, Alpha G:Corp is forming its residential association during the hand-over. They have also taken the pioneering step of establishing a 100% subsidiary, ‘Alpha G:Corp Management Services Private Limited’, to provide professional maintenance and facility management services in all their projects beginning with Golf View Corporate Towers. Some of the prominent buyers of GurgaonOne include, Mr. Jatin Ahluwalia, Director Marketing, Motorola; Mr. Suvir Ahuja, Former Managing Director, Mahendra Gesco; Mr. Debashish Guha, Head of Arcop, Asia Pacific; Dr. Prem Chand, Principal Advisor, Mahindra British Telecom; Mr. K L Chugh, Former Chairman, ITC; Major Adhiraj Singh, Ace Polo Player & Head of Equisports; Mr. Vikram Sodhi, Polo Player & Country Head, Kinnarps Modello Furniture; et al.

Recognition: For the upcoming Asia Pacific Real Estate Awards to be held on April 10, 2008 at Shanghai, China, companies are nominated on their overall market contribution, quality of customer service, innovation and commercial success. Additionally, a category for Sustainable Projects sponsored by Jones Lang LaSalle features Green Projects from the entire Asia Pacific Region. Alpha G:Corp’s GurgaonOne, Eco-Friendly 10-acre habitat has already been short-listed as a semi-finalist for the Awards - Residential Development as well as Asia Pacific Sustainability Project of the Year Award.

The short-listed semi-finalists for Asia Pacific Sustainability Project of the Year Award, 2007 are GurgaonOne Eco Friendly Habitat by Alpha G:Corp and designed by Arcop India of Le Arcop, Canada; Fujian Provincial Electric Power Dispatching Center – Fujian Provincial Electric & Power co. and design by MulvannyG2 Architecture; Ritz Park – Menlo Capital Group and designed by HKS Architectural; Dongtan Eco City -- Shanghai Industrial Investment Corp. and designed by ARUP.

In July 2006, Morgan Stanley Real Estate invested Rs. 300 crores in Alpha G:Corp in view of the professional management team’s long-standing reputation, as also for their globally practiced asset management models in real estate. Importantly, Alpha G:Corp initiates projects only after procuring all required regulatory licenses from the Government for all projects without exception. Projects undertaken by Alpha G:Corp have separate earmarked bank accounts and funds received from buyers get deposited directly in the respective project’s dedicated account. Alpha G:Corp’s global, ethical practices were major points in consideration by Morgan Stanley before investing. All Alpha G:Corp’s ongoing and planned projects are 100% FDI compliant.

Since the divestment to Morgan Stanley, the company’s value has grown further following its recent USD 150m acquisition of landholding real estate companies. Alpha G:Corp has recently retained Ernst & Young for appraisal of investment offers by some of the world’s leading PE funds. Potential buyers have already approached Ernst & Young and a deal is expected to close in the near future.

According to Mr. S K Sayal, CEO and Director, Alpha G:Corp, “Notwithstanding the recent downturn in the market, the value of GurgaonOne has increased by over 250% from the time of private placement, thereby benefiting buyers across all segments in the complex. Due to the team’s reputation for pioneering industry best practices and with the successful hand-over of GurgaonOne to buyers and Golf View Corporate Towers to Ernst & Young, we are now in a position to consider several lucrative offers for our second round of divestment from the world’s leading PE funds like, Goldman Sachs, HSBC, Ayala, The Kuwaiti Royal Family, Credit-Suisse, Carlyle and Blackstone.”

Alpha G:Corp is developing landmark city centre projects, integrated townships, commercial and residential projects spread across the country, including developments in Ahmedabad, Amritsar, Delhi NCR, Dehradun, Fatehabad, Gurgaon, Goa, Gwalior, Kurukshetra, Karnal, Jalandhar, Jaipur, Ropar, Udaipur, Meerut and other cities in Gujarat, Punjab, Rajasthan and Madhya Pradesh.

Source: Press release distribution via India PRwire

Alpha G:Corp’s Eco-friendly Residential Complex,

GurgaonOne:

After extensive due diligence on providing environmentally sustainable and eco-friendly systems in all habitats developed by them, Alpha G:Corp took the pioneering step with GurgaonOne. The outstanding feature of GurgaonOne is that it is located on the biggest green patch of Gurgaon, situated strategically off the national highway on the periphery of the mandatory 1000 acre green area within which Haryana Urban Development Authority (HUDA) has recently proposed a 600 acre world-class golf course.

The eco-systems at GurgaonOne were incorporated in the design specs of the complex by the architects, Arcop (Associate of Le Arcop) and due evaluations were made by them at every stage of construction to ensure 100% sustainability and efficiency of all systems. Arcop India are also architects of other ‘ahead-of-times’ landmark complexes like Bailan Villas off Beijing, Kabul Serena and Serena Dushanbe in Tajikistan (Projects of The Aga Khan Development Network) as well as Laburnum and Garden Estate in India.

Case in point: According to Surge, a non-profit organization, the water table in Gurgaon is 40 metres below ground level. In comparison at GurgaonOne, due to the 1000-acre mandatory green area adjoining it and because of its location in the municipal area, the greenery and water table level of the complex is comparatively considerably higher (less than 30 metres). Even so, Alpha G:Corp’s commitment to environmentally proficient projects led among other steps to the incorporation of extensive and sustainable water harvesting systems in the complex with a 300 KLD sewage treatment plant -- the first treatment plant of this size in Delhi NCR. The water treated in this plant would be used for irrigation of the 2.03 acre open green area and for storage and recharging of groundwater after rain harvesting. The six wells function in reverse mode of bore-wells, allowing rainwater to seep back into the ground and thereby constantly bringing the water table up. The complex has 100% water backup, along with purification from the 1,80,000 litres water softening plant. Besides, the underground tank capacity is of 6,00,000 litres, within which 2,00,000 litres is treated water in sub-tanks; 2,00,000 litres of raw water and 2,00,000 litres for the fire fighting system alone.

Among the many architectural merits: Energy efficient building; buildings built with bricks -- Stucco building seen in India, though very modern in style with lines soaring vertically and massing of the stepping design in building composition. Optimum fenestration; variants of interior space comprising of villas, penthouses and apartments. Pre-planning and implementation of extensive development of Green Belt, Rainwater Harvesting, Energy Conservation Systems, Segregation & Management of Waste -- Solid and Liquid, Vermiculture and Advanced Sewage Treatment Plant make GurgaonOne a well-defined and path-breaking benchmark among eco-friendly habitats for sustainable environmental practices. Eco-measures also include technical inputs and know-how on wastewater management from consultants for recycling, drainage filtration, storm water flows, treatment options and pumping systems, use of dual flushing systems, sensor based urinals and 100% utilization of treated water for greenery.

On the civil and electrical side, GurgaonOne has energy efficient windows, building material and fittings that contribute towards energy efficiency year around in each apartment. The climate control systems at GurgaonOne are custom made and entail higher cooling and warming capacity with double duct-intake assuring 20% greater climate control as well as 10-15% conservation of power. As per standard practice, tank-less humidity vents, triple filtering system that generates refreshed ionized air, high-efficiency rotary compressor, and automatic, easy operation make it the optimum solution in year-round climate control systems in the world. The high wall mounted split air conditioning systems are positioned outdoor for easy access to servicing and are uniform and consistent in setting since they were installed during the construction stage to avoid problems of even minor structural damage.

The electrical installations at GurgaonOne have achieved a responsible combination of indirect and direct lighting for optimum utilisation of energy, while also ensuring that no glare or lighting beams are inadvertently directed at neighbours' homes.

Basic amenities at GurgaonOne include 100% power back up with 10 KW availability to each apartment, 24-hour water facility and a 3-tier security system. They have a separate dedicated water tank with a 3-level fire fighting system and charged water pumps with the capacity to propel water 120 metres up. The recreational facilities include a badminton court, squash courts, tennis court, practice cricket pitch and jogging track. The integrated health club comprises of spa, sauna, steam, massage room, gymnasium, open swimming pool, small splash pools for children; dedicated air conditioned area for gym and yoga; 2.5 acres of green area for children’s play area and party lawns in addition to 2.5 acres dedicated green area for residents besides cultural and community centre, daily needs store, underground car wash bay, parking for 500+ cars and high-speed elevators that go down to the lower basement level.

www.alphagcorp.com

/India PRwire/ - Commenting on the recent agitations against the proposed Gorai SEZ, the Essel Group reacted very strongly to activists and vested interests (who have encroached on government land earmarked for the project) for misguiding the locals about the project and about Essel’s intentions. Some of these activists are rank outsiders to the region. Their statements about the proposed SEZ project, the Essel Group and Subhash Chandra indicate that they have not understood Essel’s Gorai SEZ plan, have no idea of Essel’s track record as an respected business house and they are indulging in unnecessary mud-slinging about a well intentioned, God fearing and respected business icon who has done more for his fellow villagers than any of them singly or jointly.
Essel is a respected business conglomerate with interests in various businesses such as packaging, education, media and entertainment. Every time you pick up your toothpaste tube you are holding an Essel product and each time you switch on your TV, chances are you will be watching a Zee program. The Gorai SEZ is just one among many future business projects of the Essel Group and the Group is re-evaluating its business interests to go ahead with this project. Essel is sensitive to the apprehensions of the villagers and has now taken a clear position that if, after properly understanding Essel’s proposed SEZ plan, the villagers still think the project will infringe on of their rights, Essel is ready to drop the project!

Commenting on the recent agitation, Essel Chairman Subhash Chandra appreciated the concerns of Cardinal Oswal Gracias about preservation of local culture and displacement of ethnic groups. He wished to reassure the locals and the Church that the Gorai SEZ project conceived by Essel, is designed to showcase local culture – not harm it. He believes that sustained development without diluting the local culture and ethnic value systems are crucial to maintain the diversity of cultures in advancing economies such as ours. He said…”we recognise this need and hence want to preserve the Gorai region for future generations, otherwise it will be taken over by the builder lobby and unscrupulous anti-local elements”.

The activists who are poisoning the minds of the locals have not done anything concrete to improve the economic conditions in the villages. Neither are they aware of how deep the relationship is between the Essel and the local population. When Esselworld was being built, the entire material and manpower requirements was procured from the locals and that today 442 locals are directly employed in Esselworld and Water Kingdom. This does not include indirect employment the Essel projects have created for numerous other villagers.

Essel has always stood for wholesome development of this region and its people. In fact all the earnings from Esselworld during the past 20 years have been reinvested in the area. “We are an integral part of the local community and feel that it is the outsiders who are creating disharmony among us” said Chairman Chandra. Ask the locals working in Esselworld and Water Kingdom about the various schemes implemented by Essel to preserve the local ecology and protect the environment and you will know the truth about our good work!

It was pointed out that if Essel had not been sensitive to the preservation of the local culture and environment, Essel Group could have exploited the land to create a commercial hub like the developments across the creek at Borivali and Malad which are a blatant violation of norms. Why have the Activists turned a blind eye to this? In fact if Essel intentions were bad it would have sold the land to a leading high profile builder who claimed that since Essel does not have the wherewithal to steamroll local sensitivities, he would develop the land!

Nilesh Mistry, Senior VP - Corporate Affairs, stated, “Activists such as Medha Patkar, Ulka Mahajan, Surekha Dalvi and others are complete outsiders to this region. They are clueless on the norms regarding development of the region and we would like to ask them if they have done anything by way of economic development that has benefited the local community in this region? We are open to withdraw from the project, but will the villagers be able to handle the means deployed by the builder lobby? ”

The whole belt from Manori to Uttan including Gorai was declared as a Recreation and Tourism Development Zone (RTDZ) by the Government in 1999 and many groups/villagers deposed before the Government for and against the proposed development. It’s difficult to understand why this agitation is being taken up now, 9 years after being passed.

Essel has also clarified that the entire development of the Essel World, Water Kingdom and the Pagoda has been within the rules and regulations laid done by law. The land for the Pagoda is donated by the promoters and it is built with the objective of fostering world peace for people from all walks of life; irrespective of caste, creed and community. Use of the Pagoda is also free.

Regarding the the Essel SEZ project it is categorically stated that the project will remain within the RTDZ regulations by using the wasteland and Essel land. There is no intent to displace any gaothans or heritage precincts in this region. On the contrary, the proposed development would showcase the gaothans, the heritage precincts, and the rich culture of the local fishing community - as the main highlights of the region.

Essel believes that the project, as conceived by it will benefit the entire community and provide a better life and a higher standing of living to future generations. Essel appeals to the community to shun the negative approach of the activists and the vested interests who are misguiding them and misrepresenting facts. Let there be a sincere and open dialogue under the auspices of the Church and the Government, and if the community is still not convinced, Essel will be happy to withdraw from the project.

Source: Press release distribution via India PRwire

ZZEBRA is an independent communication company based in Mumbai (erstwhile Bombay) with Regional Headquarters in India’s top cities – New Delhi, Bangalore, and Chennai.
