Alpha G:Corp Hands over Benchmark Eco-friendly Residential Complex, 'GurgaonOne' to the Owners
Alpha G:Corp's premium, 10-acre eco-friendly habitat, GurgaonOne, is spread across prime, green land on the old Delhi-Jaipur highway and consists of 240 world-class apartments, penthouses and villas.

The core management team at Alpha G:Corp has a proven record for excellence spanning 3 decades, widely recognized as it is for having pioneered global best practices, transparency and timely project deliveries. They have developed landmark buildings across North India, and with GurgaonOne, Alpha G:Corp has taken a large stride ahead of all previous projects by setting inspired delivery standards in terms of infrastructure, living comfort, sustainability, optimal environment, amenities, maintenance as well as cost-effectiveness.
“Ideally, the cost of an energy efficient and eco-friendly development should be 7-8% of the total project cost. At GurgaonOne, it was at 15-20%, because of the limited suppliers of materials, services and expertise in this segment. But we knew that we would set benchmark standards with GurgaonOne and gladly absorbed the extra cost. With public awareness and sensitivity increasing about our footprints on the environment, such sustainable habitats would in time become the norm rather than exceptions,” stated Col. RS ‘Pickles’ Sodhi, Managing Director, Alpha G:Corp. The premium, eco-friendly complex is opposite the Electronic City in Gurgaon, Sector 18 where corporations like Hughes Software (now, Flextronics), Alcatel, GE Capital and Zee are located. The Kapashera border -- the main route to GurgaonOne is being developed by HUDA as the most beautiful entry point to Gurgaon with high-quality roads and horticultural expanse, fountains as well as escalators for pedestrians to cross the busy stretch. “All this, combined with the high water table at the location and our innovative and sustainable systems at GurgaonOne, make this complex one of the most coveted addresses for buyers in Gurgaon,” added Col. Sodhi.
The eco-systems at GurgaonOne were incorporated in the design specs of the complex by the architects, Arcop (Associate of Le Arcop) and due evaluations were made by them at every stage of construction to ensure 100% sustainability and efficiency of all systems. From the time of initial excavation and early construction activity, concerted and substantial reduction in site disturbance was implemented to check soil erosion and sedimentation. Besides, soil conditioning along with reduction of heat islands with grid paving in the initial stages has led to a refreshing landscape and exterior design to transcend generations.
The other environmental initiatives taken are also simple and sustainable. Green belt development including good species and eco-friendly plantation of trees, herbs and shrubs ensure a balanced environment. 5 X captive power plants. Energy efficient, silent and pollution free DG sets of total 3000 KVA ensure conservation and pollution control. Direct beam illumination consumes less energy but creates glare while diffused beam illumination consumes high energy but provides soothing light. The electrical installations at GurgaonOne have achieved a responsible combination of indirect and direct lighting for optimum utilisation of energy, while also ensuring that no glare or lighting beams are directed at neighbours' homes.
To promote optimum co-ordination and co-operation between the residents of GurgaonOne and to sustain it as a model habitat, Alpha G:Corp is forming its residential association during the hand-over. They have also taken the pioneering step of establishing a 100% subsidiary, ‘Alpha G:Corp Management Services Private Limited’, to provide professional maintenance and facility management services in all their projects beginning with Golf View Corporate Towers. Some of the prominent buyers of GurgaonOne include, Mr. Jatin Ahluwalia, Director Marketing, Motorola; Mr. Suvir Ahuja, Former Managing Director, Mahendra Gesco; Mr. Debashish Guha, Head of Arcop, Asia Pacific; Dr. Prem Chand, Principal Advisor, Mahindra British Telecom; Mr. K L Chugh, Former Chairman, ITC; Major Adhiraj Singh, Ace Polo Player & Head of Equisports; Mr. Vikram Sodhi, Polo Player & Country Head, Kinnarps Modello Furniture; et al.

In July 2006, Morgan Stanley Real Estate invested Rs. 300 crores in Alpha G:Corp in view of the professional management team’s long-standing reputation, as also for their globally practiced asset management models in real estate. Importantly, Alpha G:Corp initiates projects only after procuring all required regulatory licenses from the Government for all projects without exception. Projects undertaken by Alpha G:Corp have separate earmarked bank accounts and funds received from buyers get deposited directly in the respective project’s dedicated account. Alpha G:Corp’s global, ethical practices were major points in consideration by Morgan Stanley before investing. All Alpha G:Corp’s ongoing and planned projects are 100% FDI compliant.
Since the divestment to Morgan Stanley, the company’s value has grown further following its recent USD 150m acquisition of landholding real estate companies. Alpha G:Corp has recently retained Ernst & Young for appraisal of investment offers by some of the world’s leading PE funds. Potential buyers have already approached Ernst & Young and a deal is expected to close in the near future.
According to Mr. S K Sayal, CEO and Director, Alpha G:Corp, “Notwithstanding the recent downturn in the market, the value of GurgaonOne has increased by over 250% from the time of private placement, thereby benefiting buyers across all segments in the complex. Due to the team’s reputation for pioneering industry best practices and with the successful hand-over of GurgaonOne to buyers and Golf View Corporate Towers to Ernst & Young, we are now in a position to consider several lucrative offers for our second round of divestment from the world’s leading PE funds like, Goldman Sachs, HSBC, Ayala, The Kuwaiti Royal Family, Credit-Suisse, Carlyle and Blackstone.”
Alpha G:Corp is developing landmark city centre projects, integrated townships, commercial and residential projects spread across the country, including developments in Ahmedabad, Amritsar, Delhi NCR, Dehradun, Fatehabad, Gurgaon, Goa, Gwalior, Kurukshetra, Karnal, Jalandhar, Jaipur, Ropar, Udaipur, Meerut and other cities in Gujarat, Punjab, Rajasthan and Madhya Pradesh.

Alpha G:Corp’s Eco-friendly Residential Complex,
GurgaonOne:
After extensive due diligence on providing environmentally sustainable and eco-friendly systems in all habitats developed by them, Alpha G:Corp took the pioneering step with GurgaonOne. The outstanding feature of GurgaonOne is that it is located on the biggest green patch of Gurgaon, situated strategically off the national highway on the periphery of the mandatory 1000 acre green area within which Haryana Urban Development Authority (HUDA) has recently proposed a 600 acre world-class golf course.
The eco-systems at GurgaonOne were incorporated in the design specs of the complex by the architects, Arcop (Associate of Le Arcop) and due evaluations were made by them at every stage of construction to ensure 100% sustainability and efficiency of all systems. Arcop India are also architects of other ‘ahead-of-times’ landmark complexes like Bailan Villas off Beijing, Kabul Serena and Serena Dushanbe in Tajikistan (Projects of The Aga Khan Development Network) as well as Laburnum and Garden Estate in India.
Case in point: According to Surge, a non-profit organization, the water table in Gurgaon is 40 metres below ground level. In comparison at GurgaonOne, due to the 1000-acre mandatory green area adjoining it and because of its location in the municipal area, the greenery and water table level of the complex is comparatively considerably higher (less than 30 metres). Even so, Alpha G:Corp’s commitment to environmentally proficient projects led among other steps to the incorporation of extensive and sustainable water harvesting systems in the complex with a 300 KLD sewage treatment plant -- the first treatment plant of this size in Delhi NCR. The water treated in this plant would be used for irrigation of the 2.03 acre open green area and for storage and recharging of groundwater after rain harvesting. The six wells function in reverse mode of bore-wells, allowing rainwater to seep back into the ground and thereby constantly bringing the water table up. The complex has 100% water backup, along with purification from the 1,80,000 litres water softening plant. Besides, the underground tank capacity is of 6,00,000 litres, within which 2,00,000 litres is treated water in sub-tanks; 2,00,000 litres of raw water and 2,00,000 litres for the fire fighting system alone.
Among the many architectural merits: Energy efficient building; buildings built with bricks -- Stucco building seen in India, though very modern in style with lines soaring vertically and massing of the stepping design in building composition. Optimum fenestration; variants of interior space comprising of villas, penthouses and apartments. Pre-planning and implementation of extensive development of Green Belt, Rainwater Harvesting, Energy Conservation Systems, Segregation & Management of Waste -- Solid and Liquid, Vermiculture and Advanced Sewage Treatment Plant make GurgaonOne a well-defined and path-breaking benchmark among eco-friendly habitats for sustainable environmental practices. Eco-measures also include technical inputs and know-how on wastewater management from consultants for recycling, drainage filtration, storm water flows, treatment options and pumping systems, use of dual flushing systems, sensor based urinals and 100% utilization of treated water for greenery.
On the civil and electrical side, GurgaonOne has energy efficient windows, building material and fittings that contribute towards energy efficiency year around in each apartment. The climate control systems at GurgaonOne are custom made and entail higher cooling and warming capacity with double duct-intake assuring 20% greater climate control as well as 10-15% conservation of power. As per standard practice, tank-less humidity vents, triple filtering system that generates refreshed ionized air, high-efficiency rotary compressor, and automatic, easy operation make it the optimum solution in year-round climate control systems in the world. The high wall mounted split air conditioning systems are positioned outdoor for easy access to servicing and are uniform and consistent in setting since they were installed during the construction stage to avoid problems of even minor structural damage.
The electrical installations at GurgaonOne have achieved a responsible combination of indirect and direct lighting for optimum utilisation of energy, while also ensuring that no glare or lighting beams are inadvertently directed at neighbours' homes.
Basic amenities at GurgaonOne include 100% power back up with 10 KW availability to each apartment, 24-hour water facility and a 3-tier security system. They have a separate dedicated water tank with a 3-level fire fighting system and charged water pumps with the capacity to propel water 120 metres up. The recreational facilities include a badminton court, squash courts, tennis court, practice cricket pitch and jogging track. The integrated health club comprises of spa, sauna, steam, massage room, gymnasium, open swimming pool, small splash pools for children; dedicated air conditioned area for gym and yoga; 2.5 acres of green area for children’s play area and party lawns in addition to 2.5 acres dedicated green area for residents besides cultural and community centre, daily needs store, underground car wash bay, parking for 500+ cars and high-speed elevators that go down to the lower basement level.
